Overview
- For projects that received approval through Plans Review, building permits must be pulled within 6 months of approval. with a possible 6 month extension if requested by the applicant, prior to the expiration of the issued permit. For projects with Approved Zoning permits, building permits must be pulled within one-year of Zoning Permit approval. If permits have not been pulled prior to these extension deadlines, files will be closed and require submission of new applications.
- Building and Trade permits and associated fees, according to Section 7.1.6.h, shall be forfeited if the work described in the permit has not begun within 6 months of issuance. Written notice of the cancelled permit shall be sent to the permit holder
- Construction is said to have commenced at the time when the initial inspection is made prior to installation of the foundation system. Once construction is underway, discontinuation for a period in excess of six months shall result in cancellation of the building permit after notification to the property owner and opportunity for a hearing pursuant to section 1-5-1 of the Code of Athens-Clarke County.
- If the work described in any building permit has not been substantially completed within two years of the date of issuance thereof, such permit shall expire and be cancelled by the building official; and written notice thereof shall be given to the persons affected, together with notice that further work as described in the cancelled permit shall not proceed unless and until a new building permit has been obtained.
- Completed Permit application are typically issued the next business day after permit application has being received by Building Inspections Department. Please submit to accbuild@accgov.com.
- Once a permit is submitted, staff will confirm the permit fee associated with the project based on the proposed occupancy, construction type, and square footage of the project.
- Individual building permits are required for each structure associate with the project.
- Permit can be picked up once the fees have been paid and permit has been approved. Staff will notify the applicant.
- Each sub will be required to apply for their own permits and provide their GA licensing credentials. Trade permits must be on file before their related rough-in inspections are requested.
- If the contractor is changed during permitting, permits are required to be closed and new permits obtained by the new contractor.
Along with the application, applicants are required to submit:
- A copy of their current (current year, or prior year if application date is prior to April 1st) business license issued from any jurisdiction in Georgia;
- A copy of drivers license
- A copy of Georgia Contractor’s license.
- If you are appointed by the GC to sign on behalf of the company, we will need a Georgia Contractor Affidavit form signed by the GC and notarized appointing you as a permit agent or qualifying agent.
