Overview

• The purpose of this Development Services page within ACCGov’s website is to serve as a guide for potential and current applicants to understand the requirements and guidelines for all stages within the Plans Review, Permitting and Inspection process.
• The Development Services process involves multiple ACC departments as well as the North East Georgia Public Health Department. Athens-Clarke County’s Planning and Zoning Department helps administer the communication and coordination among departments required to make the Development Services Division run smoothly.
• The resources provided throughout this webpage have been created to streamline the review, permitting, and inspections process by serving as a guide for projects and to convey the requirements and standards of ACCGov. These documents may not be wholly comprehensive for all projects. Additionally, all steps and procedures may not apply to all projects.  If you have questions specific to your project, please reach out to the relevant departments (ACC Departmental Contact Information).

How to use:

• We have broken the Development Services process into 5 steps: Presubmittal, Construction Plans Review, Permitting, Inspections, and Certificate of Occupancy.
• Each step has been broken down into its own webpage that includes:
  1. A detailed explanation of each step (what it is and why it is its own step)
  2. Requirements and all relevant documents for all departments
  3. Any necessary applications
  4. Fees associated with that step
• A sixth page has been created to house all current documents associated with every department in this process. The necessary documents associated with each step can be found under the “Departmental Resources” page within each step with an overall comprehensive list found under the “Departmental Resources” page on the home page of this webpage.
• Note, some departments may not have requirements for certain steps of the process – these steps have still been included but will be blank to ensure nothing is left out and to prepare for any future changes that may occur.

Portal Updates:

• At this time, ACC is currently accepting Plans Review Application submittals and revisions through our online community portal. Staff is actively working on adding additional applications to be submitted through the portal.
• The portal is currently available for the following submittal types:
  1. Construction Plans Review (Site, Building, Site + Building, Engineering Only, and Concept Reviews)
